The pack a conveyancer actually receives
Information completion and evidence coverage are scored separately, the locked version is immutable, and anything that has changed since is shown apart as live source context.
How it works
Score before you list
Shows the information and evidence commonly requested and highlights matters that may require professional review.
Fill the gaps once
Work through a personalised checklist. Upload a certificate, invite the trade who did the work to attest it, or record it yourself — the source is always shown.
Lock a version
Generate a dated, versioned pack. Buyers and conveyancers get a controlled link, not a copy of your whole life — and you can withdraw it at any moment.
Transfer on completion
On completion the record passes to the buyer. They get the history, you keep your private notes, and both sides get an audit entry.
Official data and Home Insights
As part of the Seller Ready flow, HomeRekkord retrieves dated information from the EPC Register, UK Government Planning Data, HM Land Registry Price Paid Data and Environment Agency flood and environmental data, using the property's UPRN. Home Insights, a deterministic rule engine, cross-checks that official data against your uploaded evidence and declarations, and shows what is known, what is missing and what may need checking before you list.
What the pack covers
The pack is built around the material information a buyer is entitled to before making an offer, and the evidence a conveyancer will ask for afterwards.
Title and tenure
- Freehold, leasehold or shared ownership
- Lease length, ground rent and service charge evidence
- Restrictions, rights of way and covenants you know of
Building works and alterations
- Every material change since you bought
- Who carried it out and under what registration
- Whether the work is still under warranty
Planning and building control
- Planning permissions and lawful development certificates

Guarantees and warranties
- Damp, timber, roofing, structural and new-home warranties
- Appliance and installation warranties with expiry dates

- Broadband and mobile coverage
- Boundary responsibility and any shared access

Where HomeRekkord stops
HomeRekkord prepares the evidence and structured answers that sit alongside the official Law Society transaction forms. It does not replace the TA6 process and it is not legal advice: your conveyancer retains professional responsibility for the contract pack. What we change is where the answers come from — recorded at source, with the origin of every item shown, instead of reconstructed from memory at the point of sale.
UPRN linked · Address matched using OS Places
A UPRN-linked record is anchored to the addressable location, not to one account holder
When you match your address, HomeRekkord links the record to its UPRN — the persistent address identifier used across property data in Great Britain. HomeRekkord is built for the Government's June 2026 home buying and selling reform roadmap, which sets out standard upfront property information. That means your Seller Ready pack, and every locked version of it, states the exact property it describes.
This identifies the addressable location. It does not verify ownership, title or legal compliance.
Government has committed to legislate when parliamentary time allows. General mandatory use is not yet in force. HomeRekkord is independent and is not government endorsed or accredited. Seller Ready is an England and Wales transaction product; separate Northern Ireland and Scottish workflows are not yet built. Northern Ireland delivery-address results may not carry a UPRN.
