Terms of service

HomeRekkord matches the address you give us using Ordnance Survey OS Places and links the resulting UPRN to your record. A matched address identifies the addressable location only. It does not verify ownership, title, occupancy, planning status or legal compliance, and it must not be relied on as proof of any of them.

You are responsible for selecting the correct property. Where the address you recorded differs materially from the address you select, we will warn you and, for a different postcode, building or unit, require you to confirm the change in writing; the confirmation is written to the property history.

A UPRN can be linked to one HomeRekkord property record at a time. If the identifier is already in use, you may request access from the account that holds the record rather than create a duplicate.

Address data is supplied by Ordnance Survey OS Places and may include Royal Mail PAF content. © Crown copyright and database rights. Its use is subject to Ordnance Survey’s terms; you may not extract or redistribute it as a standalone address dataset.

HomeRekkord is operated by Proja AI Ltd, a company registered in England & Wales. "We", "us" and "our" refer to that company. "You" refers to the person or business using the service.

HomeRekkord is a private record-keeping service. It stores information and documents you or others choose to add about a property, and lets you share them at your discretion.

It is not a survey, a valuation, a legal or conveyancing service, an insurance product, or an official property logbook scheme. It is not a substitute for professional advice or statutory certification.

You must give accurate registration details, keep your credentials secure, and be at least 18. You are responsible for activity under your account. Tell us promptly at hello@homerekkord.com if you believe it has been compromised.

You keep ownership of everything you upload. You grant us a licence to host, process and display that content solely to operate the service for you, including generating previews, extracting details from documents and sharing records where you ask us to.

Every entry carries a label describing where it came from. These labels describe the source only. We do not inspect properties, verify work, or confirm entries with issuing bodies, and nothing in the service should be read as independent verification. You must assess the underlying evidence yourself.

Do not upload unlawful content, other people's personal data without a lawful basis, malware, or material you have no right to share. Do not attempt to access records that are not yours, scrape the service, or resell access without written agreement.

Paid plans are billed in advance on the interval shown at checkout and renew automatically until cancelled. You may cancel at any time and retain access until the end of the paid period. Statutory cancellation rights for consumers are unaffected.

We aim to keep the service available and backed up, but we do not guarantee uninterrupted access. We may change or withdraw features, and will give reasonable notice of material changes that affect you.

Nothing here limits liability for death or personal injury caused by negligence, fraud, or anything that cannot lawfully be limited. Otherwise, our total liability in any 12-month period is limited to the amount you paid us in that period, and we are not liable for indirect or consequential loss, or for decisions made in reliance on content supplied by you or a third party.

Where a conveyancing firm uses a matter workspace, the firm remains responsible for the legal advice it gives and for the accuracy of its own file. HomeRekkord assembles and presents evidence supplied by the seller; it does not verify title, replace the Law Society transaction forms, or certify that a pack is complete. A seller controls whether a firm is given access, and access ends when the matter is closed. Marking an item reviewed or verified is the professional's own statement, recorded against their name.

Locking a pack version fixes a snapshot of the answers and evidence at that moment. Locked versions cannot be altered or deleted; later changes create a new draft version, and the reason for reopening is recorded. Where a pack is transferred to a buyer, the transferred content is the locked version, not the live draft.

HomeRekkord retrieves information published by third parties, including the EPC Register, UK Government Planning Data, HM Land Registry Price Paid Data and Environment Agency flood and environmental data. Availability, coverage, update frequency and publication delays are controlled by those bodies, not by us. A source may be unavailable, incomplete, out of date, or hold no record for a property.

Every retrieved record is presented as current as retrieved, with the dataset, the matching method and the retrieval time shown. That is a statement about what a published source said at a moment in time. It is not verification that the information is true, complete, or that it relates to the whole of the property.

Source data remains the property of, and is licensed by, the publishing body. Where a licence requires attribution we show it, and you may not extract or redistribute retrieved data as a standalone dataset.

A frozen snapshot fixes the source results as they stood when the version was locked. Sources may change afterwards. Later changes never alter a frozen snapshot; they appear separately as live source context, and it is for the reader to decide what weight to give them.

Home Insights is deterministic automated workflow output: a fixed ruleset applied to the data held about a property, recorded with its engine and ruleset version. It highlights matters that may be worth checking. It is not legal, surveying, valuation, insurance, lending or compliance advice, and no finding — or absence of a finding — should be relied on in place of professional judgement.

If you believe a retrieved record has been matched to the wrong property or misstates the position, tell us at hello@homerekkord.com. We will re-run the match, record the outcome on the property history and, where the underlying record is wrong, tell you how to raise a correction with the publishing body — we cannot amend a third party’s record ourselves.

Official-source retrieval currently covers England and Wales. Coverage elsewhere in the United Kingdom is limited or unavailable, and the record will say so rather than imply a nil result.

Website payments are processed securely by Stripe. Purchases made within the HomeRekkord iOS app are processed by Apple through the App Store. Our website order process is conducted by Stripe, which acts as our payment provider and as merchant of record for that sale. Stripe handles payment processing, tax collection, invoicing, refunds and billing enquiries.

Payment, billing, currency, tax and cancellation mechanics are governed by Stripe’s consumer terms. Prices are shown before you confirm an order and include any tax required to be collected. Subscriptions renew automatically until cancelled; cancelling stops future renewals and access continues to the end of the paid period.

Refunds are covered by our refund policy — a 30-day money-back guarantee. HomeRekkord never sees or stores your card details.

Purchases are made on the HomeRekkord website in a web browser. No payment is taken inside the HomeRekkord mobile app; entitlements bought on the website unlock in the app automatically.

You may close your account at any time and export your record before doing so. We may suspend or end access where these terms are seriously or repeatedly breached, giving notice where it is reasonable to do so.

These terms are governed by the laws of England & Wales, and the courts of England & Wales have exclusive jurisdiction.
